Our mission is to provide unbiased advice to the Tulsa City Council and the Tulsa County Board of Commissioners on development and zoning matters, to provide a public forum that fosters public participation and transparency in land development and planning, to adopt and maintain a comprehensive plan for the metropolitan area, and to provide other planning, zoning, and land division services that promote the harmonious development of the Tulsa Metropolitan Area and enhance and preserve the quality of life for the region’s current and future residents.

Zoning Code Amendments, ZCA-12

Berryhill Land Use Plan

A draft of the Berryhill Land Use Plan (LUP) map and recommendations are now available for review!

In the next couple of months, the Berryhill LUP process will come to a close and the final draft document will be prepared for presentation at a future public hearing of the Tulsa Metropolitan Area Planning Commission (TMAPC). Land use plans are intended to provide a 10 to 20 year vision of future aspirations of a neighborhood or community, developed primarily through the input of residents, property owners and all other local stakeholders.

Over the past six months planning staff from the City of Tulsa and INCOG, in a joint City-County effort, have worked with elected officials, the Citizens Advisory Team (CAT) and members of the Berryhill community to draft a plan with specific land use recommendations depicted by the land use map to help guide future land use decisions within the defined plan area.

The Berryhill plan area is 4.15 square miles, bounded on the North by the Arkansas River; and on the South along W 51st St. S, excluding some properties within Sapulpa city limits; and is bounded East along 49th W Ave to include some east abutting properties; and on the West along 65th West Avenue including properties west of 65th W Ave that abut Chandler Park and Sand Springs City limits. 

Continued participation is critical to the success of any plan. Individuals are encouraged to complete the Berryhill Wrap-Up Survey either online or at the Berryhill Fire Station. The survey will be closed for comment at 5:00 pm on Wednesday, October 24, 2018. Following the survey period, planning staff from the City of Tulsa and INCOG will hold a public presentation of the final public hearing draft of the Berryhill Land Use Plan on Thursday, November 15, 2018 from 6:00 pm – 7:00 pm at the Chandler Park Community Center, 6500 W. 21st St.

Voluntary opt-in Mixed-use (MX) rezoning incentive program

On August 29, 2018, the City Council initiated a voluntary opt-in MX rezoning incentive program along the Peoria Avenue BRT route.  (link for Mixed-use zoning information.)  This program is available to owners of properties located within ½ mile radius of identified enhanced BRT stations that are recommended for MX zoning (link to maps) in the Framework with no application fee. Typically MX rezoning application fees average around $2,000.
